House Demolition in San Antonio, TX

House demolition is the complete removal of a home and, in most cases, the foundation and debris along with it. DiamondBack Demolition tears down houses across San Antonio and South Texas for property owners who are rebuilding, clearing a lot, dealing with a damaged structure, or getting a property ready to sell.

It is the single most common job we get called for, and the one people have the most questions about.

01

Reasons a house comes down

Fire damage

A house that has burned is not just a structure with a hole in it. Smoke and heat compromise materials throughout, and insurance or a rebuild usually requires the whole thing gone. See disaster and fire cleanup.

Storm damage

Roof failure, a collapsed section, water that sat long enough that the framing is gone.

Age and condition

Older San Antonio homes on good lots often reach a point where the cost to bring one up to livable exceeds the cost of building new.

Redevelopment

The lot is worth more with a new build on it, and the old house is what is standing in the way.

Code enforcement

A dilapidated structure notice with a compliance deadline.

Land clearing

Acreage with an abandoned farmhouse or an old rent house that has to go before the land is usable.

02

What is included

A typical house demolition scope covers:

  • Full structural demolition, roof to floor
  • Attached garage, carport, porches and additions
  • Foundation and slab removal, if you want them out
  • Driveway and walkway concrete, if included
  • Detached sheds and outbuildings on the same lot
  • Loading and hauling all debris
  • Rough grading so the lot is level and usable

Anything on that list can come out of the scope. Some owners keep the driveway, or leave the slab in place. Just decide before we price it, because the debris volume moves with it.

03

Before the machine shows up

Three things have to happen before a house can legally and safely come down.

Utilities disconnected

Electric, gas, water and sewer. Not shut off at the meter, disconnected. Each utility handles this differently, and it is the item that most often delays a demolition. Start it early. We will tell you who to call.

Permit in hand

A demolition permit is commonly required. What is needed depends on where the property sits and what the structure is. We review this before scheduling so nothing gets stopped halfway.

Asbestos survey where required

Older homes may require a survey before demolition. If your house falls into that category we will tell you at the estimate stage, not the week of.

That sequence is why the honest answer to "how fast can you tear down my house" is that the teardown is a day or two and the paperwork is what determines the calendar.

04

What we look at when we quote it

  • Square footage and number of stories
  • Construction type: wood frame, block, brick veneer, mixed
  • Attached structures and additions
  • Whether the foundation is coming out
  • Distance to the neighboring property, fences and power lines
  • Trees to protect
  • Gate width and driveway access for equipment and haul trucks
  • Whether anything on site needs to be salvaged first
  • Contents. A house full of furniture and belongings is a different volume than an empty one

That last one surprises people. If the house still has everything in it, tell us. It changes the job.

05

What the lot looks like when we leave

Cleared, loaded out, and rough graded. No pile in the corner, no rebar sticking out of the dirt, no half slab. If you are handing the property to a builder, tell us what they need so it is ready when they arrive.
