Interior Demolition in San Antonio, TX

Interior demolition is the removal of everything inside a structure while the shell stays standing: walls, flooring, ceilings, cabinets, fixtures and finishes. DiamondBack Demolition handles interior demolition and interior stripping for homeowners, contractors, business owners, landlords and property managers across San Antonio and South Texas.

It is the phase before the remodel. Done properly it makes everything after it easier. Done badly it costs the next trade a week.

01

What comes out

  • Interior and partition walls
  • Flooring: tile, carpet, hardwood, vinyl, laminate and the underlayment beneath
  • Ceilings, including drop ceiling grid and tile
  • Cabinets, countertops and built-ins
  • Plumbing fixtures, tubs, showers, vanities
  • Doors, trim, casing and baseboards
  • Drywall, paneling, lath and plaster
  • Appliances
  • Full strip to studs and subfloor, or to the bare shell on a commercial space
  • All debris hauled off
02

Residential interior demolition

Kitchen and bath remodels, whole house gut jobs, rental turnovers, and preparing a house for a renovation that has to start on a date.

The value is in what does not happen. Popcorn ceilings, tile mortar beds and 1970s subfloor adhesive take longer than anyone plans for. Load bearing walls get identified before they are opened rather than after. Plumbing and electrical in the wall you are taking out gets located first. And the debris goes out in trucks instead of sitting in a dumpster in the driveway for three weeks.

If you live in the house during a remodel, containment matters. Dust from a gut job travels through the whole structure. Tell us which areas stay occupied.

03

Commercial interior stripping

Retail, office and restaurant spaces stripped to the shell so the next buildout can start clean.

Old buildout, partitions, ceiling grid, flooring, casework, fixtures, storefront elements and abandoned MEP all come out to whatever line the plan defines. What stays is usually structure, demising walls, the slab and the services that serve the space.

Common on lease turnovers where the landlord wants a vanilla shell, franchise conversions where corporate defines the strip scope, and restaurant spaces where the kitchen infrastructure is coming out with everything else.

04

What we confirm before opening a wall

Which walls are load bearing

Not every interior wall is a partition. Anything structural is confirmed before it is touched, and where the plan requires engineering input, that gets resolved first.

What is inside it

Electrical, plumbing, HVAC, data and sprinkler lines run through walls that look empty. Located and dealt with before the wall opens.

What stays

Marked and protected. Floors that survive get covered. This is where most interior demo goes wrong, and it is entirely preventable.

Whether a survey is required

Older buildings, residential and commercial, may require an asbestos survey before renovation or demolition. Popcorn ceilings, old floor tile and mastic in structures of a certain age are the usual triggers. We will raise it early if it applies.

05

What we need to quote it

Square footage, a walkthrough or photos of each room, what stays and what goes, whether it strips to studs or partially, whether the building stays occupied, and how debris gets out. In a multi-story building, that last one matters more than anything: stairs, elevator, or a chute.
