Selective Demolition in San Antonio, TX

Selective demolition is removing a specific part of a structure while the rest of the building stays standing and sound. DiamondBack Demolition handles selective demolition throughout San Antonio and South Texas for remodels, renovations, repairs and restoration work.

The whole job is defined by what does not come down.

01

Where it comes up

  • Partial wall removal, opening a kitchen into a living area
  • Room renovations and reconfigurations
  • Removing an addition, porch or enclosure from a house
  • Commercial buildouts where part of an existing space stays
  • Removing a fire damaged or water damaged section of a structure
  • Interior upgrades within an occupied building
  • Structural changes coordinated with an engineer
  • Pre-construction preparation where part of a building is retained
  • Removing one attached structure while the main one stays
02

What makes it different from demolition

Regular demolition ends with nothing standing, so the sequence has some tolerance. Selective demolition ends with a building that has to be intact, weather tight and structurally sound at the line where the work stops.

That changes everything about how it is done. The removal line gets defined before anything starts. Load paths get confirmed, and anything carrying load gets shored before it is cut. Systems crossing the line get identified and terminated properly. The remaining side gets closed up. And what stays gets protected during the work rather than repaired after.

It is slower than knocking a building down. That is the point.

03

Removing an addition

One of the most common calls. A room, a porch, a carport enclosure or a sunroom added at some point that now has to come off.

The complication is always the connection. Where the addition ties into the original house there is a roof line, a wall, a foundation joint and usually some plumbing or electrical. Removing the addition means reestablishing that wall as an exterior wall: framed, sheathed, dried in and closed.

We handle the removal and leave the surface ready for your contractor. Tell us who is doing the closeup and what they need, so the handoff is clean.

04

Damaged section removal

After a fire, a storm or a long term water leak, part of a structure is often unsalvageable while the rest is fine. Removing the damaged portion back to sound material is what lets a repair start.

Where the damaged material stops is not always obvious from the inside, and taking out too little means doing it twice. We work with what your adjuster, contractor or engineer has defined, and if that has not been defined yet we will tell you what we see.

05

What we need

  • Photos or a walkthrough of the area
  • What comes out, what stays, and where exactly the line is
  • Whether anything in the removal is structural
  • Plans, if your architect or engineer produced them
  • Whether the building stays occupied
  • Who is doing the work after us, and what they need from us

If the line is not defined yet, we can walk it with you or your contractor.

FAQ

Selective Demolition questions

Yes, when it is planned. If the wall is load bearing it gets shored and a header or beam goes in, coordinated with your contractor or engineer.
Yes. That is one of the most common selective demolition jobs. The wall it was attached to has to be reestablished as an exterior wall, so plan for that in your project.
Anything structural gets confirmed and shored before it is cut. Where an engineer's input is required, that gets resolved first.
Yes, back to sound material. See disaster and fire cleanup.
We handle the demolition and leave the area ready for the next trade. Tell us what your contractor needs at the handoff.
Yes, with containment and scheduling around the occupied areas.
