Residential Demolition in San Antonio, TX

Residential demolition is the removal of a structure on a residential property, from a full house down to a garage, shed, pool or concrete slab. DiamondBack Demolition handles residential demolition for homeowners, landlords, property investors and landowners throughout San Antonio and South Texas, and we clear the debris when the structure is down.

Most people calling about residential demolition are not demolition people. They own a property with something on it that needs to go, and they are not sure how the process works or what it involves. That is normal, and it is the part we spend the most time on.

01

What counts as residential demolition?

Anything on a residential lot that needs to come off it.

  • House demolition, full structure
  • Garage demolition, attached or detached
  • Shed and outbuilding removal
  • Mobile home demolition and removal
  • Pool demolition and pool removal
  • Concrete removal: driveways, patios, sidewalks, slabs
  • Interior demolition for a remodel
  • General cleanup and debris removal

Some jobs are one of these. Most are a few at once. A lot that gets cleared usually means the house, the slab underneath it, the driveway and a shed in the back, all in one visit.

02

When homeowners call us

The structure is unsafe

Fire damage, storm damage, a foundation that has failed, or a building that has been sitting long enough that nobody wants to walk inside it.

You are building something new

The old house comes down so the new one can go up. This is most of what we do on residential lots in San Antonio, particularly on older infill properties where the land is worth more than what is standing on it.

You bought a property with problems on it

Investors and landlords buy lots with abandoned mobile homes, collapsed sheds, dead pools and forty years of accumulated junk. Clearing it is step one.

The city sent a letter

Code enforcement notices about a dilapidated structure have a deadline attached. Tell us that when you call so we can plan around it.

You are selling

A cleared lot shows better and sells easier than a lot with a problem on it.

03

How a residential demolition job runs

We look at the property first

Either in person or from photos and an address. We need to know what is coming down, what stays, how a machine gets in, and what is close enough to be at risk. Fences, neighboring structures, mature trees, septic, overhead lines.

Utilities get disconnected

Electric, gas, water and sewer have to be shut off and disconnected before anything comes down. We will tell you which ones apply to your property and who to call.

Permits get sorted

The city or county may require a demolition permit depending on the structure and where the property sits. We will review what your project needs before scheduling.

Older structures may need a survey

Homes built decades ago sometimes require an asbestos survey before demolition. If that applies to your property, we will tell you up front rather than discovering it on the day.

The structure comes down

How depends on what it is and what is around it. A house in the middle of two acres and a house eight feet from the neighbor's fence are different jobs.

The site gets cleared

Debris is loaded and hauled. Depending on the scope, the lot gets graded so it is level and usable rather than a crater with a pile beside it.

04

What we need from you

The first call goes better with a few details ready:

  • Property address
  • What is on the lot and what is coming down
  • Roughly how big the structure is
  • Photos, including one from the street and one from the back
  • How a machine can reach it, and how wide the gate or driveway is
  • Whether the slab and foundation come out too
  • Any deadline you are working against

If you do not know some of these, that is fine. Nobody knows the thickness of their own driveway.

05

Does the slab come out?

Ask yourself what happens to the lot next. If you are rebuilding, your builder may want the old slab and footings gone so the new foundation goes in clean. If you are clearing a lot to sell it or leave it open, some owners leave the slab. It changes the scope and the debris volume, so decide before we quote it.
